Do I need to buy my own land first?
No. Elev8 Homes purchases the land, secures all consents, and builds the home. You simply buy the finished house on its own title — just like buying any existing home.
Can I customise the home if it's already built?
Elev8 builds ready-to-own homes that you can walk through before purchasing. However, if you purchase early enough in the construction phase, we may be able to accommodate minor changes like flooring, benchtops, or paint colours — subject to build stage and council consent.
How long does it take from offer to moving in?
Because the home is already built or near completion, you can typically move in within 4 to 8 weeks from signed agreement, subject to your finance and settlement timeline.
Is the price fixed, or could it change?
The price is fixed on the finished home you inspect. There are no construction cost variations, material price increases, or progress payment surprises. What you see is what you pay.
Do I need a construction loan?
No. You are buying a completed home, not funding a build. A standard home loan is all you need — the same as buying any existing property.
What warranties come with an Elev8 home?
Every Elev8 home comes with a 12-month post-handover maintenance warranty, plus all statutory manufacturer warranties on appliances, hot water cylinders, and structural elements under the Building Act.
Do you build apartments or only standalone and terrace homes?
Elev8 Homes specialises in terrace houses and standalone homes. We do not build multi-level apartment buildings. Our focus is on quality, spacious, family-friendly homes with private outdoor space.
Can an investor buy an Elev8 home before it's completed?
Yes. Investors are welcome to purchase off-plan during construction. You can inspect a completed show home of the same design to understand exactly what you are buying. Settlement occurs once the home receives Code Compliance Certificate (CCC).
What happens if something needs fixing after I move in?
Contact our post-handover team. We guarantee a response within 48 hours. Minor defects are typically resolved within one week. We stand behind every home we build — not just at settlement, but for months after.
What is the difference between a terrace house and a standalone house?
A terrace house shares one or two walls with neighbouring homes, similar to a townhouse. It typically has a smaller footprint, lower maintenance, and may include body corporate fees for shared driveways or landscaping. A standalone house sits on its own lot with no shared walls, offering more privacy, a larger section, and no body corporate. Elev8 builds both styles, so you can choose based on your budget, lifestyle, and privacy preferences.
Do Elev8 homes come with appliances and flooring included?
Yes. Every Elev8 home is sold as a complete, finished product. All homes include kitchen appliances (oven, cooktop, rangehood, dishwasher), flooring (carpet in bedrooms, hard flooring in living areas), window coverings, lighting, heating, and hot water system. You do not need to purchase or install anything after settlement. Simply bring your furniture and move in.
Can I buy an Elev8 home if I already own a property?
Absolutely. Elev8 homes are available to all buyers — first-home buyers, upgraders, downsizers, and investors. If you already own a home, you may need to sell before purchasing or arrange bridging finance. Our team can connect you with a mortgage adviser who specialises in these situations.
Do you build on the North Shore, South Auckland, or West Auckland?
Elev8 builds across Auckland’s highest-growth suburbs, including South Auckland (Papakura, Takanini, Manukau), West Auckland (Henderson, New Lynn, Hobsonville), and parts of the North Shore. What happens if the home is not finished by the agreed settlement date?
Elev8 is committed to delivering on time. We build before listing most homes, so settlement dates are set when the home is already complete or near completion. In the rare event of a delay due to council sign-off or utility connections, we communicate openly and work with you to adjust settlement. You are never left waiting without explanation. To date, all Elev8 homes have settled within the agreed timeframe.
Do you offer any referral discounts for past buyers?
Yes. Elev8 offers a referral program for past homeowners. If you purchased an Elev8 home and refer a friend or family member who also purchases, you receive a referral payment after their settlement.
