The Elev8 Buying Process: How to Buy a Ready-to-Own Home in 6 Simple Steps

No auctions. No building delays. No hidden costs. Just a straightforward path to your new home.

Introduction

Most home buying processes are broken. Auctions create anxiety. Off-plan builds drag on for years. Construction loans add complexity.

Elev8 does it differently. We buy the land. We build the home. You simply buy the finished product.

Here’s exactly how it works.

Step 1: Browse Available Homes

Visit our website or showroom to see current listings. Every home includes:

  • Floor plan and dimensions

  • Fixed price

  • Estimated completion date (if not yet finished)

  • Location map with schools and transport

Filter by bedrooms, price, suburb, or home type (terrace or standalone).

Step 2: Book a Viewing

Contact our team to schedule a private tour. You’ll walk through a completed Elev8 home of the same design and quality as the one you’re considering.

During your viewing, ask about:

  • Insulation and heating systems

  • Appliance brands and warranties

  • Outdoor space and maintenance requirements

  • Body corporate fees (for terrace homes)

Step 3: Review Documents

Before you sign anything, your lawyer will review:

  • Sale and purchase agreement

  • Title and certificate of title

  • LIM report (Land Information Memorandum)

  • Disclosure statement (including consents and warranties)

We provide all documents upfront. No hiding. No last-minute surprises.

Step 4: Sign & Pay Deposit

Once you’re ready:

  • Sign the sale and purchase agreement

  • Pay your deposit (typically 5–10% of the purchase price)

  • Confirm your settlement date (usually 30–60 days away)

Your deposit is held in a solicitor’s trust account until settlement.

Step 5: Finalise Your Finance

Provide your signed agreement to your bank or broker. They’ll convert your pre-approval into full approval.

What your bank will need:

  • Signed sale and purchase agreement

  • Confirmation of deposit source (KiwiSaver, savings, gift)

  • Home insurance policy (arranged by you)

Most banks finalise approval within 10–15 working days.

Step 6: Pre-Settlement Inspection & Keys

One week before settlement, you’ll walk through your completed home with our team. Check every light, tap, appliance, and door. Note any minor touch-ups on the inspection sheet.

We fix everything before settlement day.

On settlement day:

  • Your bank transfers funds to our solicitor

  • We hand over the keys

  • You complete your final walkthrough

  • You move in

That’s it. No construction site. No progress payments. No twelve-month wait.
