Buying a home is exciting. It’s also easy to make mistakes when you’re caught up in the emotion of finding “the one.”

These 10 tips will save you time, money, and stress — whether you’re buying your first home or your fifth.

Tip 1: Get Pre-Approved Before You Look

Falling in love with a home you can’t afford is heartbreaking. Get pre-approval first. You’ll know your maximum price and move faster when you find the right home.

Tip 2: Visit at Different Times of Day

That quiet street might become a noisy school pickup zone at 3pm. Visit your potential home on a weekday morning, weekday evening, and weekend afternoon before you commit.

Tip 3: Read the Body Corporate Rules (For Terrace Homes)

Some terrace homes have shared driveways, roofs, or landscaping. Body corporate fees can range from $500 to $3,000 per year. Ask for the rules before you sign. Can you have pets? Install a heat pump? Hang washing outside?

Tip 4: Don’t Skip the Pre-Settlement Inspection

We’ve seen buyers skip this step because they were busy or trusted the builder. Don’t. Run every tap. Open every window. Test every appliance. Check every door latch. If something isn’t right, we fix it before you move in.

Tip 5: Budget for More Than the Mortgage

Your monthly housing cost includes:

  • Mortgage repayment

  • Rates (council)

  • Insurance (home and contents)

  • Body corporate fees (if applicable)

  • Utilities (power, water, internet)

  • Maintenance (even new homes need minor upkeep)

Add 15–20% to your expected mortgage payment for a realistic budget.

Tip 6: Talk to the Neighbours

Knock on a few doors. Ask:

  • How’s the neighbourhood?

  • Any issues with noise or parking?

  • Would you buy here again?

  • How responsive is the developer (if they built nearby)?

Honest neighbours are better than any marketing brochure.

Tip 7: Check Your Phone Signal

Walk through every room with your phone. Make a test call. Check data speeds. Some new builds have weak reception due to materials or location. Signal boosters exist, but it’s better to know upfront.

Tip 8: Ask About Future Development

That beautiful field across the road might be zoned for 50 townhouses. Check the council’s district plan. Ask your lawyer to review nearby zoning. Your view might change in 2 years.

Tip 9: Don’t Make Major Financial Changes Before Settlement

Between signing and settlement (usually 4–8 weeks), do not:

  • Change jobs

  • Buy a car on finance

  • Open a new credit card

  • Use buy now pay later services

Banks check your credit again before settlement. Any new debt can kill your approval.

Tip 10: Read Everything Twice

The sale and purchase agreement. The disclosure statement. The body corporate rules. The warranty documents.

If you don’t understand something, ask your lawyer. If your lawyer doesn’t explain it clearly, find a different lawyer.
